The meeting was called to order at 4:30 pm by Chairman Jon Constance. Members present: Jon Constance, Floyd Dame, Larry Barone, John Kenna and Molly Reilly.

 

OLD BUSINESS:

 

Application #15-58Z, Daniel St. Hilaire, 122 Boultons Beach Rd, Sackets Harbor - The applicant would like to install a 12’ x 24’ storage shed requiring a side set-back variance. Discussion was postponed from the regular meeting waiting for further information and measurements from the applicant. New drawings have been submitted and measurements were added.

 

A letter was received and read into the minutes from the neighbors (Merle and Barb Boulton) clarifying their support of the project. (Letter attached)

 

The guidelines for an area variance were reviewed:

1.      Whether an undesirable change will be produced in the character of the neighborhood or a detriment to nearby properties will be created by granting the area variance.

2.      Whether the benefit sought by the applicant can be achieved by some method, feasible for the applicant to pursue, other than an area variance.

3.      Whether the requested area variance is substantial.

4.      Whether the proposed variance will have an adverse effect or impact on the physical or environmental conditions in the neighborhood or district and

5.      Whether the alleged difficulty is self-induced.

 

Bearing these in mind, Chairman Constance proposed a compromise motion: If the applicant turned the shed around 90º, a 7’ variance could be granted if the door opened towards his own house or backyard. The motion was seconded by John Kenna. Floyd Dame stated he was still concerned about the neighboring property. The motion carried with 4 ayes (Constance, Barone, Kenna and Reilly) and 1 nay (Dame).

 

The meeting was adjourned with a motion made by Floyd Dame and seconded by Molly Reilly (5 ayes, 0 nays).
